Hendon: Close to Central London, yet distinctly residential

Seven miles northwest of Charing Cross, that is how far Hendon is from central London; close enough to commute with ease, far enough that the streets feel genuinely residential rather than transitional.

Hendon is home to wide, lush green parks, a vibrant high street, well-regarded schools that parents prefer and the kind of quiet, rooted community feel that's genuinely hard to find this close to Zone 1.

Getting around: transport links

Transport is easily one of Hendon's strongest cards and unlike a lot of areas in this bracket, it's not just one line or one option.

Hendon Central Underground station sits on the Edgware branch of the Northern line, covering Zones 3 and 4. The Charing Cross branch of the same line runs through Bank, Waterloo and London Bridge; the key City and South Bank employment corridors, which means Hendon commuters can get to major business districts without a change.

Hendon railway station, a short walk from the tube, is served by Thameslink, which connects directly to St Pancras, Farringdon, City Thameslink and Blackfriars.

For professionals working in the City or Midtown, that's a fast, direct run in. Thameslink also connects northward to Luton Airport conveniently.

Road travel is also hassle-free: the A1, A41, A406 North Circular and M1 are all accessible from the area. Several bus routes run into Golders Green, Brent Cross and toward Oxford Circus.

The Brent Cross West Thameslink station has now opened as part of the wider Brent Cross Town development, adding another rail option to the neighbourhood.

Schools in Hendon

Hendon's schooling picture is one of the reasons families keep choosing this area and it has a reasonable spread from primary through to sixth form.

At primary level, Hasmonean Primary School consistently tops local rankings. Sunnyfields Primary and Bell Lane Primary are both well-regarded by local parents and Nancy Reuben Primary has a strong community reputation.

Hendon School is the main state comprehensive for secondary education, having received an ‘Outstanding’ Ofsted rating in 2011, then ‘Good’ at its most recent inspection in 2022.

For further education, Brampton College is a well-known independent sixth form college in the NW4 area with a reputation for university preparation.

Middlesex University also has its London campus in Hendon, which has a practical implication for landlords as there's consistent demand from university staff and postgraduate students.

Surrounding green spaces

The Welsh Harp or the Brent Reservoir sits right on Hendon's western edge. It's 170 hectares of open water, marsh, woodland and grassland and it's designated a Site of Special Scientific Interest (SSSI).

Residents can take advantage of sailing through the Welsh Harp Sailing Association, walking trails and a large garden centre with a café at the Birchen Grove end of the site. It's an unusual thing to have ten miles from central London.

Elsewhere in the area, Hendon Park sits to the south and Sunny Hill Park to the north; both are conventional London parks with good green space for families. The Copthall playing fields near Mill Hill offer additional sports facilities. These aren't manicured destination parks, but they serve the community well and give the area a more spacious feel than you'd expect from a Zone 3/4 postcode.

Retail, eating and local life

Hendon's day-to-day retail is centred around two main areas: Brent Street and the streets around Hendon Central tube station. Brent Street has a mix of independent shops, housing a strong representation of kosher bakeries, delis and neighbourhood cafés reflecting the area's Jewish community, alongside the more standard chains.

The bigger pull for retail is Brent Cross Shopping Centre, a short distance away. With over 120 stores, it functions as the main shopping anchor for the whole of northwest London.

On the food side, Hendon has quietly developed a solid range of options. Spaccanapoli is well-regarded for pizza. The area's kosher dining scene is one of the most developed outside central London, which matters. Bang Bang Oriental Food Hall in nearby Colindale has become a genuine destination for anyone in the area who wants a wide-ranging Asian food experience under one roof.

Victorian and Edwardian terraces and semis dominate the older residential streets, especially in the Sunny Hill area, where some of the more characterful period properties sit.
